Edward Ratinoff

Edward Ratinoff is Managing Principal and founder of James Investment Partners and co-heads all acquisitions and capital-raising activities. Ed currently serves on the board of Axos Financial (NYSE: AX) and previously served on the board of MPG Property Trust, a publicly traded real estate investment trust. Ed previously was national head of acquisitions for Phoenix Realty Group, an institutional multifamily real estate investment fund sponsor with activities in California and New York, during which he led the acquisition of over $500 million apartment assets. Ed also held the position of Managing Director and west coast head for the J.E. Robert Companies. At JER he was responsible for all equity and debt transactions throughout the western US for the firm’s real estate investment funds and was a member of the investment committees for both JER Partners and JER Investors Trust (NYSE: JRT). During his tenure, Ed led the acquisition of approximately $1.0 billion in assets representing multiple real estate sectors and geographies. Prior to joining JER, Ed held senior positions focusing on real estate investment banking with McDonald Investments, Chase Securities and BT Alex. Brown, executing public and private capital markets transactions for west coast-based real estate companies. Ed also served as Principal with FowlerFlanagan Partners, where he was responsible for the acquisition, financing and development of real estate assets, and as Project Manager for the Paragon Group, where he was responsible for the development of office and industrial projects in the San Francisco Bay Area. Ed received a BA in Architecture and City Planning from the University of California, Berkeley, and an MBA from the J.L. Kellogg Graduate School of Management at Northwestern University.

Gavin Sacks

Gavin Sacks is a Managing Principal at James Investment Partners and co-heads the firm’s acquisitions, asset management, and capital-raising activities. He is also founder and principal of GES Investments LLC, a real-estate investment management concern based in Newport Beach, CA. Most recently Gavin operated a large portfolio of multifamily, industrial and office properties for BlackRock, a leading global asset-management and private-equity firm. Previously, he was Vice President for the J.E. Robert Companies, where he oversaw property acquisitions for the company’s JER Investors Trust (NYSE: JRT) affiliate. Prior to JER, Gavin was a principal at Metric Holdings, Inc., a privately held land-development company with investments throughout the Western US and Hawaii. At Metric, Gavin ran the firm’s acquisition and asset management activities for all product categories, including apartments, retail, hospitality, and land assets. Prior to Metric, Gavin was Vice President of Acquisitions and Asset Management for Audubon Communities, Inc., where he headed the firm’s Gulf South division. There he managed the renovation of close to 1,000 apartment units and built and managed a staff of over 60 property management, leasing, and maintenance professionals in four states. Gavin started his real estate career as a sales associate at Arroyo and Coates, where he focused on the sale of apartment buildings in San Francisco and the greater Bay Area. Gavin received an MA in History from Tulane University and a BA in History from Yale University.

Jake Hamilton

Jake Hamilton supports both acquisition and asset management functions at James Investment Partners. Prior to joining the company, Jake worked as an analyst for Wilshire Capital Partners, LLC, a Los Angeles-based real estate investment group focused on office and multifamily acquisitions in major west coast markets, where he oversaw approximately $250MM in total transaction volume, including all acquisition, development, disposition, and financing. Jake received a B.A. in Political Economy from the University of California, Berkeley

Joshua Ratinoff

Joshua Ratinoff is an analyst at James Investment Partners focusing on asset management and acquisitions support. Prior to joining the company, Joshua worked as an analyst for Morgan Stanley Investment Management, where he aided in the asset management of $3.2 billion of real estate debt. Joshua also worked as an analyst for Castle Lanterra, where he assisted in the management of 24 multifamily properties. Joshua received a Bachelor of Urban Development with a minor in Real Estate Finance from the University of Connecticut.
